Design-Build vs. Hiring a GC and Architect Separately: What Kirkland and Bellevue Homeowners Should Know
When you start planning a significant home remodel or addition, one of the first structural decisions you’ll face isn’t about materials or layouts — it’s about how you hire. Do you work with a design-build firm that handles everything under one roof? Or do you hire an architect independently, then find a general contractor to build what they design?
Both approaches work. Both have real trade-offs. Here’s how to think through which is right for your project in the Kirkland and Bellevue market.
How the Traditional Approach Works
In the traditional model, you hire an architect or designer first. They develop plans through schematic design, design development, and construction documents — a process that can take six months to a year for complex projects. You then take those plans to bid with multiple general contractors, select one, and the GC executes the design.
The architect’s role typically continues through construction administration — reviewing submittals, answering contractor RFIs, and making site visits. But the architect and GC are separate entities with separate contracts, separate priorities, and separate relationships with you.
How Design-Build Works
In a design-build model, one firm holds responsibility for both design and construction. The design and construction teams work together from the start — which means budget input from the construction side happens before design is finalized, not after.
This is a meaningful structural difference. In the traditional model, a beautiful set of plans can be fully developed before anyone confirms they’re buildable within your budget. In design-build, cost reality is part of the design process from day one.
When the Traditional Approach Makes Sense
- Complex, architect-driven design — If your vision requires a specific architect’s aesthetic or technical expertise (a passive house, a complex structural intervention, or a highly custom architectural statement), working with that architect independently may be the right choice.
- Institutional or commercial projects — The traditional model was developed for larger institutional projects where design oversight and contractor competition serve important functions.
- When you want to competitively bid construction — The traditional model lets you put completed plans out for bid, which can sometimes surface a lower construction price. (Though the total cost of the design process plus the bid process often offsets this.)
When Design-Build Makes More Sense
- Budget certainty matters — Because design and construction are coordinated throughout, you’re less likely to receive a construction bid that exceeds your budget after months of design work.
- You want a single point of accountability — In the traditional model, disputes between designer and contractor typically end up in the client’s lap to resolve. Design-build eliminates that gap.
- Timeline efficiency is important — Design-build allows construction planning and procurement to happen in parallel with later design phases, compressing the overall project timeline.
- The scope includes both design and construction judgment — Remodels that require structural decisions, material sourcing, and design coordination simultaneously benefit most from an integrated team.
The Cost Question
Homeowners sometimes assume the traditional model is less expensive because they can bid construction competitively. In practice, the total cost of hiring separately — architect fees (typically 10–15% of construction cost), the time and cost of the bid process, and the higher likelihood of change orders when design and construction aren’t coordinated — often exceeds the design-build fee structure.
