Start Now, Host by Thanksgiving: The Realistic Timeline for a Holiday-Ready Kitchen on the Eastside
Every July, the calls start. Someone in Kirkland or Bellevue looks at their kitchen, pictures twenty relatives in it on November 26, and asks me the same question. Can we get this done before Thanksgiving?
I could give you a cheerful yes and worry about it later. Plenty of contractors do. Instead, I want to walk you through the real kitchen remodel before the holidays timeline, working backward from turkey day, so you know exactly what an August start can deliver and what it cannot. Our team has been doing this since 2006. The math does not bend just because we want it to.
First, the Honest Answer
A full gut remodel will not finish by Thanksgiving from an August start. Not reliably, and I will not pretend otherwise.
When we take walls down, move plumbing or gas lines, and build the space around fully custom cabinetry, construction alone typically runs 10 to 16 weeks. That clock starts after design is complete, after the permit is issued, and after the cabinets arrive. Custom cabinet lines are quoting roughly 8 to 16 weeks right now, and many full custom orders land in the 10 to 14 week range. Stack those phases up from an early August first meeting and you are finishing in late winter or spring, not November.
I have heard the other version of this story too many times. A family a few towns over signed with a contractor who promised a full gut in twelve weeks from a September start. They hosted Thanksgiving with plywood where the counters should have been and a camp stove on the porch. That did not happen because remodeling is impossible to schedule. It happened because someone promised a timeline the supply chain could not keep.
So what can finish by Thanksgiving? A same-footprint kitchen remodel. Cabinets in the existing layout, new counters, new backsplash, new lighting, new paint, new hardware, and new appliances, with the sink and stove staying where they are. Done with discipline, that project fits between early August and mid November with room to breathe. That is the plan the rest of this article maps out.
August: The Month That Decides Your Whole Kitchen Remodel Timeline
People assume the busy months are the ones with dust in the air. Wrong. August is the month that decides whether you host in your new kitchen, because August is when every decision gets made and every long lead item gets ordered.
In the first two weeks, we meet, measure, and define scope. This is where design-build earns its keep. One team handles design and construction together, so there is no handoff gap where drawings sit in someone’s inbox for three weeks. By mid August, the layout is locked. For a Thanksgiving deadline, locked means the plumbing and gas stay put. Every relocated water line adds permit complexity, inspection steps, and days you do not have.
By the end of August, every selection is final. Cabinet line, door style, finish, counter slab, tile, faucet, hardware, lighting, appliances. All of it. Semi-custom cabinets are running about 4 to 8 weeks from approval to delivery, and painted finishes tend to sit at the longer end because paint needs curing time. That means cabinet orders go in by Labor Day or the whole schedule slides. Appliances get ordered the same week. Our kitchen remodeling services are built around locking this phase down fast without letting the design get sloppy.
One more August task: pick your counter slab from material the fabricator has in stock. An exotic special-order stone can add one to two weeks at the worst possible point in the schedule.
September: Permits, Production, and the First Dust
September runs on two tracks at once. Your cabinets are in production somewhere, and your permit is in review here.
On the Eastside, permits go through MyBuildingPermit.com. The timelines differ by city, and they reward a simple scope. Bellevue can issue a permit for non-structural remodel work without plan review, sometimes the same day, while projects that need structural plan review add roughly three weeks or more. Kirkland’s review for straightforward residential projects has been running several weeks, so we submit early and we submit clean. A complete, well-prepared application is the difference between one review cycle and three. This is another place keeping your layout pays off, since no moved walls means no structural review.
While the paperwork moves, so does the prep at home. In the second half of September, we protect the rest of the house, demo the old kitchen, run updated electrical, pass rough-in inspections, and close up drywall. On a same-footprint project this phase is measured in weeks, not months, precisely because nothing structural is changing.
September is also your last real chance to catch a layout problem before it gets built. Ariana recorded a video walking through the eleven layout mistakes she sees ruin otherwise beautiful kitchens, and it is worth fifteen minutes before your plan is final.
October: Cabinets In, Counters Templated, No Wasted Days
October is install month, and it has a strict order of operations that surprises most homeowners.
Cabinets go in first, and they must be fully set and level before anyone measures for counters. Fabricators template off the installed boxes, not off drawings, because a sixteenth of an inch matters in stone. From template to installed counters, quartz typically takes one to two weeks. That is fabrication reality across the industry, not a padding trick, and it is why an October 20 cabinet install still works while a November 5 cabinet install quietly kills Thanksgiving.
There is a famous dead week in every kitchen project, the stretch after cabinets are in when nothing appears to happen because the slab is at the shop being cut and polished. We use it. Backsplash prep, paint, and lighting trim all move during that window so the counters arrive to a room that is nearly done.
A field warning from projects we have been called in to rescue: the counter date collapses most often because of a sink. Fabricators need the actual sink on site at template day for an undermount cutout. A backordered sink in October is a small mistake with a three-week price tag. We order sinks and faucets back in August for exactly this reason.
Early November: The Buffer That Saves the Holiday
If everything above holds, you enter November with counters in, backsplash going up, and appliances ready to connect. The target we set is simple. Functionally complete by Friday, November 13, with the last two weeks before Thanksgiving held as buffer.
That buffer is not laziness. It is where real life goes. The plumber’s final visit, the appliance hookup, the final inspection, the touch-up paint, the one cabinet door that arrived with a shipping scuff and needs a replacement panel. In older Kirkland and Bellevue homes, unlevel floors and out-of-square walls eat a day here and a day there all project long. A schedule with zero slack is not a schedule. It is a bet.
Plan the buffer, and Thanksgiving morning you are arguing about stuffing recipes, not waiting on a caulk gun.
What If You Want the Bigger Remodel Anyway?
Some kitchens should not get the same-footprint treatment. If your layout truly fails you, if the range is on the wrong wall or the room needs to open up, a cosmetic refresh just spends money postponing the remodel you actually need.
The honest move is to flip the calendar. Start design now, in late summer, when our design team and your decision energy are both available. Permit in the fall. Build through the winter, when Eastside remodeling schedules loosen up. Host next year’s holidays in a kitchen that was worth the wait.
